$8,000 First-Time Homebuyer

Federal: IRS $8,000 Tax Credit
Make sure you and your First-time home buyers family members and friends are informed about the $8,000 tax credit available to first-time home buyers for the purchase of a principal residence before June 1, 2010 (under contract by April 30th, 2010. Homeowner who have been in their home for at least 5 years may quailify for $6,500 tax credit.
The credit does not require repayment. If any credit amount remains unused, then the unused amount will be refunded as a check to the purchaser.
NOTE: If you have filed your 2008 tax return, you can still file an amendment and receive the credit. IRS (Internal Revenue Service) Link to IRS Form 5405 "First-Time Homebuyer Credit."
State: Downpayment and Closing Cost Assistance
The State of Tennessee's THDA (TN Housing Development Agency) Homeownership programs are designed for low- and moderate-income borrowers. The Great Rate program (offered with Stimulus Loan) offers a below market interest rate loan secured by a first mortgage. The Great Advantage program (offered with Stimulus Loan) offers a loan at a slightly higher interest rate, secured by a first mortgage, but offers assistance with down payment and closing costs. The Stimulus second mortgage program offers assistance with downpayment and closing costs of up to 3.5% of the property's purchase price. Each loan program is described here.
